Basically when buying off plan you buy a property that isn't yet built - you buy it "off the plan". Usually in Spain, a developer (the company that builds the apartments, villas or townhouses) will have scale models, plans and a show home available for you to view. The benefit of buying a property in Spain off plan is that you pay a lot less than you would when the property is completed - the down side is that the property (usually part of a development) is normally at least 12 months from completion. However, some developers have key in hand properties which means they are ready to move into straight away.

Your property will usually increase in value (depending on location). If you buy off plan for example, on completion of the development (ie the first point at which you can live in your property), the value may have risen substantially).

Payment terms for New Promotions

Investment property SpainWhen buying a new property, which is in the process of being built, you will need to pay a deposit, usually 3.000 euros. Each promotion will vary, however you can expect to pay a further 25% after 1 month followed by a further 25% after 3 months by bank transfer direct to the builders account. (These amounts & dates may vary). The outstanding balance is paid on completion & signing of title-deeds. You can request a bank guarantee to insure these payments. When the property is ready, you will be given a date for signing the title-deeds at the Notary. The final balance payment is best made from your Spanish bank so you should ensure your funds are in place on time.
